FOUNDERS ROW: WHERE MIDLOTHIAN'S PAST MEETS ITS FUTURE, EST. 1888, MIDLOTHIAN, TX

In the heart of downtown Midlothian, Texas, a quiet transformation has been unfolding—one that blends history, craftsmanship, and community into a single walkable destination. Known as Founders Row, this unique development is more than a collection of shops and restaurants. It is a living tribute to Midlothian’s past and a thoughtful vision for its future.

A Different Kind of Development

Unlike traditional commercial projects that start with demolition and new construction, Founders Row began with a different philosophy: preserve what matters. The idea was simple but ambitious—save historic homes and buildings that might otherwise be lost, restore them, and give them new life as small businesses.

Many of the structures at Founders Row date back to the late 1800s and early 1900s, reflecting the architectural styles of early North Texas communities. Instead of letting these buildings deteriorate or be torn down, they were carefully relocated to downtown Midlothian and restored piece by piece.

The result is a setting that feels authentic, charming, and deeply rooted in history—something that can’t be replicated with new construction alone.

The Vision Behind Founders Row

The driving force behind Founders Row is a long-term vision shaped by patience and personal connection to Midlothian. Developers spent more than a decade assembling property, sourcing historical homes, and planning restorations, all with the goal of creating a destination that honored the city’s heritage.

Each building was treated as an individual project, requiring structural reinforcement, updated utilities, and interior redesigns—while preserving original details such as wood siding, porches, windows, and rooflines. The process was slow by design, emphasizing quality over speed.

This careful approach is evident today in every brick pathway, shaded porch, and restored façade.

Where Did The Houses Originate?

The houses at Founders Row did not all originate on the site where they stand today. Instead, they were carefully sourced from across Midlothian and surrounding North Texas Communities, rescued from demolition or neglect, and relocated to downtown Midlothian for preservation.

Most of the buildings date from the late 1800s to the early 1900s and were originally:

  • Private family homes

  • A historic church

  • Small community structures typical of early Texas towns

As Midlothian and nearby cities expanded, many of these older buildings were at risk of being torn down to make way for new development. The developers of Founders Row identified these structures, purchased them, and undertook the complex process of physically moving the buildings—sometimes miles—to their new location.

Once relocated, each house went through extensive restoration:

  • Foundations were rebuilt

  • Electrical, plumbing, and HVAC systems were modernized

  • Original architectural details like porches, siding, rooflines, and windows were preserved whenever possible

A New Chapter for Old Homes

Today, Founders Row is home to a growing mix of locally-owned restaurants, boutiques, salons, and specialty shops. Former residences now house businesses that invite people to linger—whether for a meal, a cup of coffee, or a relaxed afternoon of shopping.

One of the most striking examples is a historic church building that has been reimagined as a restaurant, maintaining its original character while serving a completely new purpose. Other homes feature wide porches that double as gathering spaces, reinforcing the neighborhood feel the development is known for.

Rather than erasing history, Founders Row allows visitors to experience it firsthand —to walk through spaces that once served families and now serve the broader community.

Revitalizing Downtown Midlothian

Founders Row plays a key role in the broader revitalization of downtown Midlothian. By attracting foot traffic and encouraging locally owned businesses, it has helped reestablish downtown as a place to gather rather than simply pass through.

Community organizations and city partners have supported the project, recognizing that historic preservation can be a powerful economic driver. Founders Row proves that growth doesn’t have to come at the expense of character—and that honoring the past can create new opportunities for the future.

More Than a Destination

What sets Founders Row apart isn’t just its buildings—it’s the atmosphere. Brick walkways, mature trees, and restored homes create an environment that feels intimate and welcoming. It’s the kind of place where conversations happen naturally and where community events feel right at home.

In a rapidly growing region, Founders Row stands as a reminder that progress and preservation can coexist. It offers a model for small cities looking to grow while maintaining their identity.

Looking Ahead

Founders Row continues to evolve, with additional buildings being restored and new businesses opening their doors. As it grows, its mission remains the same: to celebrate Midlothian’s roots while building a vibrant, walkable future.

Whether you’re a longtime resident or a first-time visitor, Founders Row invites you to slow down, explore, and connect—with the city, its history, and the people shaping its next chapter.
